Staff Recommendation:

A. Resolution of the City Council of the City of Rocklin Approving the Final Map of Whitney Ranch Phase II-F Units 59 & 61C (SD-2006-07/SD-2006-07A) and Approving and Authorizing Execution of a Subdivision Improvement Agreement.

B. Resolution of the City Council of the City of Rocklin Approving and Authorizing Execution of a Subdivision Landscaping Agreement (Whitney Ranch Phase II-F Units 59 & 61C, SD-2006-07/SD-2006-07A).

C. Resolution of the City Council of the City of Rocklin Accepting Grant of Open Space Easement (Trail Access and View Corridor) (Whitney Ranch Phase II-F Units 59 & 61C, SD-2006-07/SD-2006-07A).
BACKGROUND:

The tentative subdivision map for Whitney Ranch Phase II Small Lot Tentative Subdivision Map (SD-2006-07) was approved by the City Council on September 23, 2008 per Resolution 2008-255, and the Small Lot Tentative Subdivision Map Modification (SD-2006-07A) was approved by the City Council on April 13, 2010 per Resolution 2010-60. This property is a subdivision of the designated Remainder of Whitney Ranch Phases II-F and III, Units 54, 55C, 57 & 58, recorded in Book EE of Maps, at Page 31, and is now being subdivided into residential lots per this final map.

 

Location:

This project is located to the north east of Jamboree Drive, and south east of Whitney Ranch Parkway.

Subdivider:

Sunset Ranchos Investors, LLC, A Delaware Limited Liability Company

No. of Parcels:

76 residential lots and 3 lettered lots

 

Conclusions:

 

The map is technically correct. All conditions of approval have been met except for certain items as set forth in the subdivision improvement agreement and subdivision landscaping agreement and all fees have been paid. The map is ready for approval

Fiscal Impact:
Open Space Lot A is offered for dedication in fee to the City on this Final Map, and will be maintained by the City. Maintenance costs for the Open Space lot will be funded through CFD no. 5.

Landscape Lots B and C are offered for dedication in fee to the City on this Final Map, and will be maintained by the City. Maintenance costs for the landscape lots will be funded through CFD no. 5.
