Adopt:

 

  1. Resolution of the City Council of the City of Rocklin Approving the Final Map of Sierra Pine Subdivision, Unit 2 (SD2016-0005) and Approving and Authorizing the Execution of Subdivision Improvement Agreement.
  2. Resolution of the City Council of the City of Rocklin Approving and Authorizing Execution of Subdivision Landscape Agreement (Sierra Pine Subdivision, Unit 2 (SD2016-0005)).

BACKGROUND:

The tentative subdivision map for Sierra Pine Subdivision was approved by the City Council on September 26, 2017 by Resolution No. 2017-209. This property is a further subdivision of Parcels 1, 2 and 3 of Parcel Map DL2018-0005 Sierra Pine, recorded in Book 36 of Parcel Maps, Page 17 on September 19, 2019, and each parcel is now being subdivided into a separate unit of residential lots via three (3) final maps.

 

FINDINGS, CONCLUSIONS & RECOMMENDATIONS:

 

Findings:

 

  • Location:                 This project is generally located West of Dominguez Road and South of Pacific Street.   

                                                                       

  • Subdivider:              Lewis Management Corp, a Delaware Corporation

 

  • No. Of Parcels:       Unit 2 map will create 61 numbered single-family residential lots, 4 private HOA maintained lettered landscape lots, and 1 publicly maintained lettered landscape lot.

                                    

Conclusions:

  • The map is technically correct.  All conditions of approval have been met except for certain items as set forth in the subdivision improvement agreement and subdivision landscaping agreement, and all fees have been paid.  The map is ready for approval.

Fiscal Impact:
  • The 4 HOA landscape lettered lots will be owned and maintained by the Homeowner’s Association
  • Landscape Lot A will be Irrevocably Offered for dedication in fee to the City and maintained by the City.  Maintenance costs will be funded through CFD no. 5.
