Staff Recommendation:

Adopt a Resolution of the City Council of the City of Rocklin Approving the Final Map of Whitney Ranch Phase II-H Unit 61B Lots 1-5 (SD2006-07).
BACKGROUND:

The tentative subdivision map for Whitney Ranch Phase II Small Lot Tentative Subdivision Map (SD-2006-07) was approved by the City Council on September 23, 2008 per Resolution 2008-255. This property is a subdivision of the designated remainder of Whitney Ranch Phases II-F, Units 59 & 61C, recorded in Book EE of Maps, at Page 62, and is now being subdivided into residential lots per this final map. 

Approvals of final maps are procedural in nature and per Government Code Section 66474.1. of the Subdivision Map Act, a legislative body shall not deny approval of a final map or parcel map if it has previously approved a tentative map for the proposed subdivision and if it finds that the final or parcel map is in substantial compliance with the previously approved tentative map.

 

Findings:

 

  • Location:          This project is generally located Southeast of Whitney Ranch Parkway, Northeast of Bronco Lane, and Northwest of Cool Ranch Lane.

 

  • Subdivider:        Sunset Ranchos Investors, LLC, A Delaware Limited Liability Company

 

  • No. of Lots:        5 numbered single-family residential lots and 1 Public Landscape Lot

 

Conclusions:

The map is technically correct.  All conditions of approval have been met including the completion of the improvements to Landscape Lot A, to be accepted in the future by the City with the Whitney Ranch Parkway improvements.  The map is ready for approval.

Fiscal Impact:

Landscape Lot A of the Whitney Ranch Phase II-H Unit 61B subdivision will be owned and maintained by the City.  Maintenance costs for the landscape lot will be funded through CFD No. 5.
