| | | | | | | | Staff Recommendation: | Adopt a Resolution of the City Council of the City of Rocklin Approving and Authorizing the City Manager to Execute a Lease Agreement with the Rocklin Chamber of Commerce |

| | | | | | | | BACKGROUND: | Since 2006, the Rocklin Chamber of Commerce (Chamber) has leased a portion of the City-owned building at 3700 Rocklin Road. The leased space is comprised of a portion of the Train Station Site, and includes approximately 1,900 square feet of office, meeting, and general work space. The current lease expires on July 31, 2021.
The Chamber desires to continue leasing the space; therefore a new lease has been negotiated. The primary terms of the lease are as follows:
- Initial lease term of 5 years, with the option to extend for an additional 5 years.
- Initial monthly rent of $1,050 per month, increasing by $25 annually.
- The Chamber will continue to support City activities and programs as identified in Exhibit B to the lease.
- The Chamber will designate the City as a Chairman's Circle Platinum level member, with associated member benefits.
The Lease is included as Exhibit A to the Resolution. Staff recommends the City Council approve and authorize the City Manager to execute the lease. |

| | | | | | | | Environmental Analysis: | The lease agreement is not subject to review under the California Environmental Quality Act (CEQA) pursuant to CEQA Guidelines sections 15060, subdivision (c)(2) (the activity will not result in a direct or reasonably foreseeable indirect physical change in the environment) and 15061, subdivision (b)(3) (there is no possibility the activity in question may have a significant effect on the environment).

| | | | | | | | Fiscal Impact: | For Fiscal Year 2021/22, the City will receive lease revenue of $11,550 for the period August 1-June 30. Annual revenue will increase by $300 per year for each subsequent year. |
