Adopt a Resolution of the City Council of the City of Rocklin Accepting the Public Work Known as Whitney Ranch Phase II-G Unit 50 Subdivision Improvements (SD-2006-07), Approving the Notice of Completion Thereof, and Authorizing and Directing the Execution and Recordation of Said Notice on Behalf of the City (Sunset Ranchos Investors, LLC)

BACKGROUND:

On June 22, 2021, the City Council approved the Final Map for Whitney Ranch Phase II-G Unit 50 Subdivision and authorized the execution of a Subdivision Improvement Agreement (Resolution No. 2021-105). This agreement required the developer, Sunset Ranchos Investors, LLC, to construct certain roadway improvements that are specified to be dedicated to the City, specifically the courts and ways. The agreement allowed the filing of a Notice of Completion once all improvement requirements have been met. The roadway improvements and Landscape Lots A and B have now been completed and inspected, and are ready for acceptance.

 

This project is accessed off both Whitney Ranch Parkway and Laredo Drive, and is located north west of the Whitney Ranch Parkway, and south of Laredo Drive.

 

The project consists of 53 residential lots and 2 landscape lots.

Fiscal Impact:

Ongoing maintenance costs for Landscape Lots A and B are funded through Community Facilities District No. 5.
