Staff Recommendation:

Adopt a Resolution of the City Council of the City of Rocklin Accepting the Public Work Known as Los Cerros Phase 2 Subdivision Improvements Public Streets (SD-2013-09), Approving the Notice of Completion Thereof, and Authorizing and Directing the Execution and Recordation of Said Notice on Behalf of the City (Toll West Coast, LLC)

BACKGROUND:

The tentative subdivision map for Los Cerros (SD-2013-09) was approved by the City Council on February 24, 2015 per Resolution No. 2015-64. The subdivision has been developed in phases and on February 9, 2021, the City Council approved the Final Map for Los Cerros Phase 2 Subdivision (recorded in Book FF of Maps, at Page 45 in the Office of the Recorder of Placer County) and authorized the execution of a Subdivision Improvement Agreement (Resolution No. 2021-23). The streets were offered for dedication in fee on the aforementioned final map and the agreement required the developer, Los Cerros Community, LP, to construct certain improvements that are specified to be dedicated to the City, including the subdivision’s public streets, Rocky Top Court and Whitney Vista Lane, shown in Exhibit “1” of the Notice of Completion. 

 

Toll West Coast, LLC acquired the project and has completed the improvements and will maintain a warranty bond for a period of one (1) year from the date the City accepts the improvements. The attached resolution and subsequent recordation of the Notice of Completion will allow the City to take ownership of the streets associated with Phase 2of the subdivision.

 

This project is accessed off Argonaut Avenue, located at the northerly terminus of Hillside Drive, on Whitney Vista Lane.

 

The project consists of 56 residential lots and two (2) open space lots.

Fiscal Impact:

There is no fiscal impact to the staff recommended action. The Phase 2 streets have been dedicated to the City and will be maintained by the City, funded through Community Facilities District No. 5.
